The type of BDSMer who would move in there would be the kind who relishes close interaction with other kinksters, has a tendency to engage in kink in a way that's visible to neighbours, and who enjoys a certain level of exhibitionism and voyeurism.
Such a building would self-select towards people who would be cool with listening to somebody sob from pain, and who would be impacted by knowing that next door wasn't allowed to buy Brussels sprouts today.
