2 nitpicky apraiser tore my place apart. i might not get the mortgage. im putting 20% and borrowing 25k. many cars cost 25k!!!! im so very pissed off over their nit pickiness i might just pay cash!!!

Appraisers are a trip. I did a home construction, so they had to appraise similar houses. I gave the appraiser the address of the house, in the same town, that mine was going to be exactly like. I said exactly like. She chose other houses for comparisons. I have a bi-level, she chose raised ranch houses for the appraisal, it made no sense to me. Especially when there were similar bi-levels in my own neighborhood. She selected raised ranch homes in the same town. But they are nothing like my house. Weird.

hi Katy, it occurred to me- if it doesn't appraise out- then the seller might have to drop the price. i been working my azz off...and i dont technically own it yet. the landlord here want $375 + all utilities AND he is chopping it into 2 rentals. so- i am moving on no matter what. if one drives 20 miles back from the maon highway u will see old shantees- w no running water!!! i KNOW the place is "habitable"-- arghhhhhhhhhhh!

The seller can drop if they are serious about selling. The bank won't budge. If you want the house you'll have to make up the difference. So I guess you aren't buying and are now out the money you spent on improvements. You know, you shouldn't make any firm plans until it closes.

hi Katy. the place im buying is a forclosure. the holder is in Utah, 3000 miles away. i went and talked to the banker- she has a better idea of the scenario. im about to take a load of stuff over. they actually DID sign one of the 2 addendums we needed. i think i will be ok. :-D~~

[some burnt out ones came here...and good one went there....-whoopzy] ;-D~

productive day. [the rotten landlord cut down my pine tree!!-on 2nd floor it shades place...so whoever is here next will have higher electric bill. He also threw out an expensive gas grill --] [what a nut...he is working his way back too fast!] anyhow- got moms old blue carpet laid in the front bedroom, her curtains hung. 2 window treatments hung. took a few loads over. I just get the feeling I need to go faster. The contractor could not believe how much I got done. Puttered with flooring 2ND floor back bedroom, which will be hardwood. The I 1/2 painted the kitchen a fresh white color. It is rough- but it is a start. My back is hurting. The paperwork for the mortgage is coming into place. I am making progress on making the appraiser "happy". There is no looking back. I want out of this tree house!! The dog and the bird know something is up! I see gas is spiking up. I am looking forward to closing as now I'm paying 2 light bills- 2 gas bills- 2 phone bills- arghh.

things seem to be progressing to a closing. i called all utilities here for shut off. i called the bank w update= it is all in good shape. mom closed on her condo today. i should be over there putting in floor coverring. friday traffic is atrocious... maybe later. im sorting the garage. i do woodworking as a hobby- so been separating good junk from junk i dont want. im really looking forward to my new life!! 12 rooms- MINE well the banks,,,lol. i love the $255 house payment. april 1, i am to shell out $375 rent. that landlord cut down the pine tree. 2nd floors get hot in summer. i want out of here bad. the timing on all this is good. a handfull of ppl wanted that same property. well i was the persistant one... and i look forward to signing the dotted line!!

thingd have been very stressful. during the move i lost my wallet. tecknically i dont live anywhere at the moment. this cold sssssnap ouch. castles can be drafty. my hands are all cut up. between repairs and move. one concern i have now is the aappraisal- it did well $ wise- but my contractor wants too much cash for the remaining items on list. durring all this i bought 2 8 ft mirrors up in millton. got them home. well when i took them out of trunck= they shatterred. also everytime i blink i am shelling out cash. i am paayin $17.33 a sq ft. typical comps are $34.50 a sq ft. my nerves are frasillied. many of u know me over the months. hugs to all- i sure need em!! roger

Hey all. My hands look like they went thru a garbage disposer. All cut up. Right now I live no where. Not at old apartment, not at new house. I am here strictly to do repairs for the appraiser. I have pushed my physical limits...and cant Pound a nail in. This big place is drafty. We have windchill this week. I will be glad to close on the place. Meanwhile, I will shifting my attention to local politics, as I now have a stake in the community. I lived on this same street 8 years ago for 7 years. So I am relearning where to go for what. Due to the cold- I should be putting plastic on the windows. I lost my wallet too. It sure is a walk to the bathroom or kitchen! Somehow I can fill it all up with stuff. In the meantime, I got a safe deposit box to hold my "valuables". Just to be safe. Being that there could be surprises- I am not getting satellite or cable. I am on dial up right now. I am excited that my dog can shit anywhere in the property- and its no big deal!! The old landlord called left message why is basement flooded. This is the space he wanted to build a unit to rent. I do not feel safe to go near him. I will either mail him my key- or drop it at attorneys office. He bought the place as is. Period.

the cashiers check was made out to wrong place. a neighbor reported me to the code office. im thinking gimme a break!! i would not want to pick a fight with me. anyhow the officer is giving me 8 days to comply.... im disapointed that im barely moved in, and im being "reported"

I am so excited. After my school of hard knocks- i did not think i would ever own again, and certainly not a house that was nice!!! I been scrutinized, evaluated, credit check, appraised, inspected, re-insepcted, led based paint inspected, termite inspected, and re-inpection of teh re-inspection. I took most the pile of debris to the dump- and called teh code dude- to tell him my status. I told him I came from snotty zip code town, and am used to rules. I told him I located his website- and read up on the rules- and that I am computer proficient. In a matter of hours- [tommorrow] I will sign a barage of papers. From the old place I did not think a better life was possible. I get to stay in Pennsylvania where I can access good medical care. When I seen thise place- I thought- that WILL BE MINE. In a few hours it will be MINE [and the banks] Over the summer the goal is to stageically plan how to heat such a big house in a cheap way. I have been getting to know the personality of the place. This refreshes my view of America. There are still pockets of hope- land of opportuniity. But not thru passivity- not thru watching tv. One must take action, and make things happen. Hugs too all. Tomm evening lattes are on me!

Only recently noticed this thread, pity I didn't sooner. I buy and sell houses for profit, could have given you some pointers. Might still be able depending on where you are in the process. I'm still reading through the thread and catching up. I'll comment where I think it helpful.

One house I have a bid in on now is very similar. Its a forclosure taken by a bank in Utah, the actual property is in Virginia. The bank clearly has no idea what the property is actually worth or its real condition (it was basically gutted by the previous owner who was apparently attempting a flip and the money ran out early). They have the house listed at well over its value, no one is going to touch it at that price. So I have a standing cash offer at a set amount. Slowly they're coming down to my offer, eventually, if I'm patient I'll get it at the price I want. Patience helps, so do having a good realitor talking to the bank and letting them know the realities of the situation. If you can't afford to wait for them to come down on the price, my advice would have been to pass and find another property. Apparently from the thread you're already committed. Don't worry over it, just get a good plan together of what you're going to do from where you are now. Do you need to make any repairs, improvements or other rennovations? Do you have the budget to do all the work at once or do you need to do it in stages?

Couple of quick suggestions. The more complicated solution is to zone the house off into different areas. This means reworking the ducting somewhat so that you can shut off the ducts to unused areas (guest rooms, etc.). At minimum you want to at least have heat vents that can be closed fairly well to make it easier to shut off rooms you don't want to heat. Failing this, install electric baseboard heat in only the areas you most use. Use them to "spot" heat when necessary, they're actually more cost effective than most people think (if you get the newer ones) and the expense is low, I've installed them in entire houses for under $1,000. Get a modern programmable thermostat. These allow you to program different desired temperatures for different times. So for example at night it could automatically go down to 65, then warm up to 75 in the mornings until you usually leave for work where it automatically drops down to 55 until shortly before you normally arrive home when it heats up again. That way you're only really heating the house when you are there and need it. Make sure your window seal tight and you might consider getting replacement windows (which have dropped a little in price lately, about time!). In some cases you can take the cost off of your taxes as a deduction (talk to a tax attorney about this).
