Some bozo put the lower portion of the kitchen pipes between the outside wall and the insulated inside wall. That is where the freeze is taking place. We cannot put the heat tape high enough from the bottom, or low enough from the top, to stop it. the only option we have is to knock out a wall to rework the pipes. Since we are selling as soon as we find something we can both AGREE on it is not worth the cost.
