eta: with all your water problems with the pipes freezing, is there any way you could leave a tap open enough for the water to run just a tiny bit? Usually that'll help, had to do that here for the past week due to the cold spell we had and don't want to chance my water freezing.

we tried, Bear. If we run the water a tiny bit, they still freeze. If we run it enough to stop them from freezing, we drain the well.

The problem is this is an old civil war house, so it has had its share of owners. Some bozo put the lower portion of the kitchen pipes between the outside wall and the insulated inside wall. That is where the freeze is taking place. We cannot put the heat tape high enough from the bottom, or low enough from the top, to stop it.

the only option we have is to knock out a wall to rework the pipes. Since we are selling as soon as we find something we can both AGREE on it is not worth the cost.

yes Ray...the sale goes through as soon as we sign the papers. The mining co that did the long-wall mining on the property is buying it. We have a mine subsidence issue.
