Jeff I would much prefer the rare coffee in the kitchen, unfortunately my tummy hasnt allowed anything but water and gingerale for the last several days. I'm afraid to chance coffee or food or anything else for that matter.

I just made my sister here her decaf and Im so tempted but Im not going to chance it.

we tried, Bear. If we run the water a tiny bit, they still freeze. If we run it enough to stop them from freezing, we drain the well.

The problem is this is an old civil war house, so it has had its share of owners. Some bozo put the lower portion of the kitchen pipes between the outside wall and the insulated inside wall. That is where the freeze is taking place. We cannot put the heat tape high enough from the bottom, or low enough from the top, to stop it.

the only option we have is to knock out a wall to rework the pipes. Since we are selling as soon as we find something we can both AGREE on it is not worth the cost.


Jeff...this is why the heat tape doesn't work

Yeah, but Holly with this one I can change out barrels and bolts for different calibers, you know, kinda like a Hollywood sniper rifle?

I was thinking 7mm for deer, .577 nitro express for elk, buffalo, really big angry bears, and the neighbor's goats who eat my late mother's rose bushes......
